Dear Madam:
This is in the matter of the appeal of the State of Minnesota to
relax the 12 foot building line set back along Thirteenth Street and
the 3 foot .side yard* set back along Minnesota to zero (0) feet' on
property located at the southwest corner of Thirteenth and Minnesota
Streets. The property is described as Lots 1 thru 6, ELock 4,
Central Park Addition. The property is zoned QCIt residence and has
been since the enactment of the Ordinance in 1922.
The site is presently vacant and will be developed with a new State
'Armory building. Inasmuch as the entire block bounded by Minnesota,
Thirteenth, Cedar and Twelfth Streets has mixed zoning of which
Lots 1 to 6 of Block 4 are zoned 9CIt residence, the applicant is
appealing for a relaxation of the set back lines for that portion of
the site zoned OCR residence in order to permit a uniform building
line for the entire block.
Field investigation discloses no basic objection to the relaxation
as the development entails the entire block bounded by Twelfth,
Cedar, Thirteenth and Minnesota Streets.
(back consideration of the above factors, the Board of Zoning recommends
e granting of the appeal to relax the present 12 foot building line
t back along Thirteenth Street and the three foot side yard set
along Minnesota Street to zero (0) feet on the above described
operty.
Sincerely,
HCW/mm Herbert C. Wieland
