O'Connell City Clerk Building Dear Madam: This is in the mattdr of the appeal of Alton Johnson to relax the build- ing line set back from 30 feet to 21 feet on property located on the east side of Eustis Street between Carter and Bourne Avenues. The property is described as Lot 21, Block 40, St.Anthony Park North. The zoning is "A" residence. The site is presently developed with a single - family residence which was constructed about 1955. The applicant proposes to construct a garage which would be attached to the south and front sides of the residence and protrude approximately25 feet in front of said residence. This would require a relaxation of the 30 foot building line set back to 21 feet. Directly south and adjoining is a single - family residence fronting on Eustis Street; north and adjoining is a vacant lot, farther to the north is a single - family residence fronting on Eustis Street; east and across an unimproved public alley is undeveloped land; west across Eustis Street is highway rigbt -of -way. Field investigation discloses that the grade of the lot under consideration at the foundation line of the residence is approximately 4 feet above the street grade of Eustis Street and that the property to the south is level and at the street grade of Eustis Street. If the appeal is granted, it appears that the entire south wall of the garage would be exposed to a height of approximately eight feet and would extend forward of the adjoining residence to the south. Field investi- gation also discloses that a garage could be constructed at the rear of the applicant's property and access gained by means of the alley. The alley is not presently graded, but is passable. The Board of Zoning considered this matter at their meeting on February 16, 1961, and recommend the granting of the appeal to relax the building line set back to 21 feet on the above described property subject to the City Architect's approving the treatment of the exterior walls.
