O'Connell City Clerk Building Dear Madam: This is in the matter of the application of the St. Paul Laundry Inc. for a permit to enlarge an existing dry - cleaning pick up station located on the east side of °Snelling Avenue between Randolph and Palace Avenues. The property is described as Lots 7 and 8, Block 13, Sylvan Park Addition. The zoning is commercial. Lot 7 was developed in 1929 with a filling station which was abandoned. In 1954 the filling station was remodeled for the present dry - cleaning pick up'station. There is also a two -car garage located at the north - dast corner of the site which is used by the adjoining residence on the north. The applicant proposes to enlarge the existing facility by construction an addition, approximately 26 x 33 feet, to the present building. The off - street parking facility will remain approximately the same. The property has a frontage of 100 feet along Snelling Ave- nue and extends to a depth of 122.5 feet, resulting in an area of 12,250 square feet. South and adjoining is the Watson Appliance Company, the other uses in the area are residential. Field investigation discloses that the proposed addition will not have a detrimental effect on the surrounding residential uses. However, it should be pointed out that the off- street parking spaces provided in connection with this facility should be restricted to their present location, and that the rear portion of this facility should not be used in connection with the drive -in operation other than for deliveries. The plans meet the standards for this type of facility. There will be no additional curb cuts, or any curb cut changes. In consideration of the above factors, the Board of Zoning recommends the granting of the application to enlarge an existing drive -in facility on the above described property in accordance with plans approved April 20, 1961.
