permitted to install and operate an 11 -car private off- street
parking lot at the southwest corner of Aurora Avenue and Farring-
ton Street, on Lots 5 and 6, Block 5, Elfelt, Bernheimsr& Arnold's
Addition, in accordance with plans approved April 20, 19612
subject to compliance with the provisions-of all ordinances
goverzfng the operation of parking lots and to the condition that
the sidewalks abutting said premises be kept clean and free of
ice and snow .at all times.

Dear Madam:
This is in the matter of the application of the Builders Exchange of
Saint Paul for a permit for a ten car private off - street parking lot
on property located at the southwest corner'of Aurora Avenue and Farring-
ton S.treet. The property is described as Lots 5 and 6, Block 5, Elfelt,
Bernheimer & Arnold's Addition. On August 27, 1960, the City Council
rezoned the above described property from 1..C" Residence to commercial.
The applicant's new building is now under construction on the site and
they propose a ten car private off - street parking lotaccessory thereto.
This property has a frontage of 100 feet along Aurora Avenue and 124.25
feet along Farrington Street, resulting in a total area of 12,425 square
feet. The present and proposed uses in the area are residential with
the exception of two vacant lots east and across Farrington Street which
are proposed to be developed with a.parking lot in connection with the
Trinity Lutheran Church.
The Traffic Engineer has approved the plans which meet the standards for
this type of facility. Field investigation discloses no basic objection
as the site was recently rezoned for the construction of the new head-
quarters building of the Builders Exchange of Saint Paul.
In consideration of the above factors, the Board of Zoning recommends
the granting of the permit for a ten car private off - street parking lot
in accordance with plans approved April 20, 1961.
