IJ Very truly yours, / 7/ City Clerk C_ MINNESOTA s<Z> .......................... ......................... .......................... ......................... .......................... ......................... .......................... ......................... :RD OF ZONING, CITY OF ".4:IlkK,(fOdW. 431- 131 -253 1313 CITY HALL AND COURT HOUSE Mrs. Agnes H. O'Connell City Clerk Building Dear Madam: SAINT PAUL SAINT PAUL 4, MINNESOTA May 16, 1961 r This is in the matter,of the application of the Whirlpool Corpo- ration for a permit to install and operate a private off- street employee parking lot for approximately 217 cars on property located on the north side of Whitall Street between Arcade and Walsh Streets. The legal description is attached. The property is zoned Heavy Industry and has been since the enactment of the Zoning Ordi- nance in 1922. The site is presently vacant, ten single- family residences having recently been removed for the proposed parking lot. This is an irregularly shaped tract having a frontage of approximately 425 feet along Whitall Street and extending to an average depth of 125 feet, resulting in a total area of approximately 75,607 square feet. North and across an alley are single and two - family residences front- ing along Wells Street; south across Whitall Street is the Whirlpool Corporation warehouse; southwest and west adjoining is the Northern Pacific Railway right -of -way; east and adjoining is a single - family residence fronting on Whitall Street; fartber east is an existing Whirlpool Corporation parking lot. Field investigation discloses the proposed use will be compatible with the surrounding area uses and will provide some additional off - street parking which is greatly needed. The Traffic Engineer has approved the plan which meets the standards for this type of facility. The Board of Zoning considered the matter at their regular meeting on March 16, 1961,;;and recommend the approval of same, subject to the structural sufficiency of the retaining wall. This has been checked out and found to be satisfactory. In consideration of the above factors, the Board of Zoning recommends the granting of the permit for approximately 217 cars private off - street parking lot for employees on the above described property in accordance with plans approved March 16, 1961. Sincerely, 14 - C. VJ-.,,4 H. C. Wieland, Secretary HCW :FGI Board of Zoning E °cj; 4651
