THE COUNCIL OF THE CITY OF SAINT PAUL DOES ORDAIN:
:Section 1. That the Zoning Code, Chapters 60
to 64-, inclusive, of the Saint Paul Legislative Cod ,
pertaining to Use Districts, Height Districts, and ezoning
of certain properties in the City of Saint Paul, as amended,
be and the same is hereby further amended so as to rezone

On July 11, 1961, the Commissioner of Finance reported the petition sufficient
with the owners of 16 of a possible 17 (94%) tracts of land withinithe pre-
scribed 100 foot radius having signed the petition. The site is presently
vacant and if rezoned the applicant proposes to develop it with th6e 17 -unit
apartment buildings with off - street parking accessory thereto. There is
sufficient land'remaining to build additional buildings at some fA tre date.
The property under consideration has a frontage on Larpenteur Avenue of
approximately 267 feet, approximately 408 feet on unimproved Wester �n Avenue,
528 feet on unimproved Cumberland Street and approximately 134 fee on West
Idaho Avenue, resulting in an area of approximately 125,300 square feet.
West across unimproved Cumberland Street, and east across unimproved Western
Avenue is vacant land; north across Larpenteur Avenue in the village of
Roseville is vacant land classified in the' R3 residence district (multi-family);
south and adjoining is a single - family residence which fronts on unimproved
Western Avenue, also south and across West Idaho Avenue are two sIn gle- family
residences fronting on said street. -
Field investigation discloses that the property would be best suited for multi -
residential purposes as it would be compatible with the existing zoning of the
property on the north side of Larpenteur Avenue. The Proposed Lard Use Guide
Plan indicates the highest and best use of this land to be for multi-residen-
tial purposes. .
In consideration of the above factors, the Board of Zoning reco:
granting of the petition to rezone the above described property
