Witt to rezone from "C" residence to commercial property located at the northerly corner of Lafayette Road and Rivoli Street. The property is described as Lots 1, 29 3, 339 34, 35, Block 99 Warren & Winslows "s Addition. On June 199 x.961, the•Commissioner of Finance reported the petition 'effi- cient with the owners of 15 of a possible 20 (75 %) tracts of land within the prescribed 100 foot radius having signed the petition. With the�excep- tion of a.portion which is used for off - street parking purposes in connection with the applicant's commercial operation adjoining to the southwest, the site is presently vacant. The proposed use as indicated on the petition is to develop this property with a building which would be used in part1for restaurant purposes, the Radio Cab Company office, and a 9 -car automobile garage. This is an irregularly shaped tract of land having frontage on Lafayette Road of approximately 130 feet, and a frontage on unimpro ed Ravoli Street of approximately 343 feet resulting in an area of approximately 13,860 square feet. Southwest across unimproved Rivoli Street is t �e applicants's filling station and office and a parking lot of the Ratio Cab Company; southeast and across Lafayette Road is the recently constructed Capitol Supply Company building and industrial operation, also a rooming house which fronts on Collins Street; west and across unimproved Ravioli Street is vacant low land classified in an industrial district; north and adjoining and at an elevation of approximately 50 to 60 feet above the property under consideration is vacant land and single - family residential uses. Field investigation discloses no basic objection to this reclassification as the adjoining property which is at the same elevation is predominantly indus- trial in character. Field investigation also discloses that the petitioner's property and existing operation to the southwest needs to be up -dated an d brought up to present required standards. In consideration of the above factors, the Board of Zoning recommends the granting of the petition to rezone the above described property from "C" residence to commercial with the suggestion that the present operation be brought up to existing standards.
