Dear Madam:
This is in the matter of the application of the Chapman Realty and Develop-
ment Company for a permit to install three parking lots with a total capacity
of 63 cars on property located on the north side of Ford Parkway between
Kenneth and Howell Streets. The property is described as Lots 21 thru 28
inclusive, Block 4, Byrnes' Rearr. of Otto's Addition. The zoning is commer-
cial.
The,site is presently vacant and the applicant proposes to construct three
two -story commercial buildings with the first floor to be used for store
purposes and the second floor to be used for offices with off - street park-
ing for a total of 63 cars. This property has a frontage along Ford Parkway
of approximately 310 feet, extending to a depth of 125 feet, resulting in an
area of approximately-38,750 square feet. North across a platted public
alley are single- family residences which front on Pinehurst Avenue; west and
adjoining is a service station and car -wash facility; east and adjoining is
vacant land owned by the applicant; south across Ford Parkway is the Highland
Park Branch of the Public Library and a playground.
The Traffic Engineer has approved the plan which meets the standards for this
type of facility. There will be three driveways off Ford Parkway and one
drive -way to the public alley. Field investigation discloses no objection
to the proposal as it would be compatible with the area uses, and the property
is located in a district which permits the type of use proposed by the appli-
cant.
In consideration of the above factors, the Board of Zoning recommends the,
granting of the permit for three parking lolls for a total of 63 car spaces
on the above described property in accordance with plans approved
July 13, 1961.
