Dear Madam:
This is in the matter of the appeal of the Twins Motor Hotel Inc. to
construct and operate a 70 unit motel with 70 off- street parking spaces
accessory thereto and a restaurant on property located at the northwest
corner of Prior and University Avenues. The legal description is a
miscellaneous one, a copy of which is attached. The zoning is light
industry.
The property under consideration is the former site of the Midway YMCA
and until recently was used by the Highway Department Drivers' License
Expmination Bureau as an off- street parking lot. It is presently vacant.
The applicant proposes to develop it as indicated above. This is an
irregularly shaped tract of land having a frontage along University Ave-
nue of 328 feet and extending to a depth of 160 feet, with a frontage of
183.74 feet along North Prior Avenue, resulting in an area of approximately
45,013 square feet. The surrounding land uses are entirely industrial
and commercial in character with the exception of the property directly
adjoining to the west which is still vacant.
The plans for this facility meet the minimum standards for this type of
facility. The Traffic Engineer and Highway Department have reviewed
this proposal with respect to driveways on University and Prior Avenues
and recommend approval. Field investigation discloses no basic objection
to the proposal as it is compatible with the area uses.
In consideration of the above factors, the Board of Zoning recommends
the granting of the appeal to construct and operate a 70 unit motel
with 70 off- street parking spaces accessory thereto and a restaurant
on the above described property in accordance with plans approved
July 13, 1961.
