The property is described as Lots 15 thru 20, Block 8, Merrill's Divi- sion of Rice Street Villas. The zoning is commercial. - 3� al .s =F ,1 1F It This property-is presently vacant and has a frontage of 150 feet on Rice Street and 122.5 feet on Hoyt Avenue, resulting in a total area of 18,375 square feet. West and across Rice Street are two single-family residences which front on Rice Street; south across Hoyt Avenue is a single - family residence which fronts on Rice Street; east and adjoining is vacant pro- perty, farther east is a single - family residence which fronts on Hoyt Avenue; north and adjoining is vacant property, farther north is a coin - operated ice house. The Traffic Engineer has approved the.plan which meets the standards for this type of facility. Field investigation discloses no basic objection to the proposed use as the zoning is proper and the proposal conforms with all the required standards. In consideration of the above factors, the Board of Zoning recommends the granting of the permit to install and operate a new filling station on the above described property in accordance with plans approved July 13, 1961.
