OtConnell January 25, 1961 This is in the matter of the application of Clayton Rein for a permit to install and operate a 96 -car private off - street parking lot in conjunction with eight 12 -unit apartment buildings to be-constructed on property located at the west side of Barclay Street between Rose and Geranium. The property is described as Block 4, Maryland Heights Addition. On December 24, 1960, this property was rezoned to QC" residence,. The site is presently vacant and the applicant proposes to develop it with eight two and one -half 12 -unit apartment buildings with off - street parking acces- sory theretp. The property has a frontage of 394.6 feet along both Rose and Geranium Avenues and a frontage of 262.93 feet along Barclay Street, resulting in an area of 1039752 square feet. Directly north and across Rose Avenue is vacant land, farther to the north are single family residences which front on Maryland Avenue; west across Barclay Street and south across Geranium is vacant land owned by the applicant; east and adjoining is the East Side Armory,site. Field investigation discloses no basic objection as the property was rezoned for this purpose. The Traffic Engineer has approved the plans which meet the standards for this type of facility. The required standards for density and building ground coverage are generously met. In consideration of the above factors, the „Board of Zoning recommends the grant- ing of the application for a 96-car private'parking lot on the above described property in accordance with plans approved December 15, 1960.
