Lot 28, and a, 20 -foot building line is hereby established on
Lots 29 and 30, in Block 10, Syndicate No. 5 Addition, situated at
the northwest corner of Lafond Avenue and Syndicate Street,
in accordance with appellantts plot plan approved Januzary 5, 1961.

Dear Madam:
This is in the matter of the appeal of the Church of St. Columba to establish
a new building line on property located at the northwest corner of Lafond
Avenue and Syndicate Street. The property is described as Lots 25 thru 30,
Block 10, Syndicate #5 Addition. The zoning is "B" residence.
The -site is presently being used for playground purposes in connection with their
parochial school. The applicant proposes to develop the site with a two -story
convent structure and a chapel with a canopy. A 12 foot building line for
tbd entrance canopy to be located on Lot 28, and a 20 foot building line for
the convent to be located on Lots 29 and 30 is -being requested by the applicant.
The applicant is the owner of all of the street frontage along the north side
of Lafond Avenue between Hamline Avenue and Syndicate Street.
West and adjoining this site is the applicant's property; south and across
Lafond Avenue are single- and two - family residences; east and across Syndicate
is a single - family residence; north and across a public alley aresingle and
two - family residences fronting on Blair Avenue. Field investigation discloses
no objection to this'proposal as it would not have a material effect on any of
the private properties in the immediate neighborhood. The denial of this
request pould'create a hardship on the applicant as the depth of the lots would
prevent the construction of the proposed structure if the existing building
line were adhered to.
In consideration of the above factors, the Board of Zoning recommends the
granting of the appeal to establish a 12 foot building line for Lot 28 and
a 20 foot building line for Lots 29 and 30, Block 10, Syndicate # 5 Addition
in accordance with the applicant's plot plan approved January 5; 1961.
