O'Connell City Clerk Building Dear Madam: This is in the matter of the application of Gopher Rambler Inc. for a ,permit to operate a used car sales lot on property located at the southwest corner of Bates Avenue and East Seventh Street. The property is described as except the,north 14 feet taken for East Seventh Street, the north 74 feet of Lots 2 and 3, Zimmerman Place. The'zoning is commercial and has been since the enactment of the Zoning Ordinance in 1922. The property is presently being used as a used car sales lot by the applicant and the purpose of this application is to legalize the existing operation. The property has a frontage of 159 feet along East Seventh Street and 60 feet along Bates avenue resulting in an area of 9,540 square feet. The used car sales lot would have a capacity of 25 car spaces. The means of ingress and egress to this lot viill be provided to the south'and from Bates Avenue through an agreement between the applicant and the owner of the property. There is now an existing curb cut on Bates Avenue which will serve this operation. North across East Seventh Street is- a filling station; west and adjoining is the St. Paul Terminal garage building; south and adjoining is vacant property, farther south is ,a multi -type family residence fronting on Bates Avenue ;_east and across Bates.Avenue is a commercial use fronting on East Seventh Street, and a residence fronting on Bates Avenue., The Traffic Engineer and Planning staff have approved the applicants plan as it meets the standards "for this type of facility, and the field investigation discloses no basic objection to the proposed use. In accordance with the above factors, the Board of Zoning recommends the granting of the application for a used car sales lot on the above described property in accordance with plans approved November 3, 1960.
