RESOLVED, upon the appeal of William-A. Reiling, under the
Zoning Code, that, as necessary therefor, the provisions of the Zoning
Code hereby are varied and a permit hereby is granted to said appellant
for the construction, maintenance, and use of a single family residence
building on the following described land, Lot 23 and Lot 21+ except the
west 11.21, feet thereof, Block 1, Weide's Rear. of Lots 76 to 80,
Wilkin & Heyward's Outlots, situate on the south side of West Lawson
Avenue between Arundel Street and Western Avenue, subject to the

The City Council requested that you draw a resolution granting the
attached appeal of William A. Reiling to relax the minimum frontage
requirement for construction of a single - family residence on property
described as Lot 23 and Lot 24 except the west 11.24 ft. thereof,
Block 1, Weide's Rear. of Lots 76 to 80, Wilkin & Heyward's Outlots,
on the south side of W. Lawson between Ari dean and Western Aves.,
subject to the condition, however, that the building be set back to
a minimum side yard of 4 ft.

Dear Madam:
This is in the matter of the appeal of William A. Reiling to relax the
minimum frontage requirement for a single - family residence in a "B"
residence district on property located on the south side of W. Lawson
Avenue between Arundel Street and Western Avenue. The property is de-
scribed as Lot 23 and Lot 24 except the west 11.24 feet thereof, Block 1,
Weide's Rearr, of Lots 76 to 80, Wilkin do Heyward's Outlots.
This property has a frontage along W. Lawson Avenue of 38:.98 feet, ex-
tending to a depth of 132.5 feet, resulting in an area of 5,165 square
feet. Under Chapter 60.03 of the Zoning Code, a lot in a "B" residence
district must have a minimum width of 40 feet and a minimum area of
4,000 square feet. This property is deficient in frontage by 1.2 feet,
however, it does exceed the minimum lot area by a considerable degree.
The adjoining and surrounding area land uses are entirely single - family.
The Board of Zoning considered this matter at their xegular meeting on
June 1, 1961, and it is their opinion that the request is a reasonable
one and that the•relaxation as requested would be in keeping with the
purpose and intent of the Ordinance. However, because of the narrow
width of the lot, it is recommended that a minimum four -foot side yard
set back be maintained.
Therefore, The Board of Zoning recommends the granting of the appeal to
relax the minimum frontage requirement on the above described property
subject also to a minimum side yard set back of four feet.

To the Members of the City Council:
I hereby appeal under the provisions-of Section 64.03 of the
Zoning Code (legislative Code of the City of St. Paul) for a permit to
construct a single family residence on all of Lot 23 and Lot 24, except
the West 11.24 feet thereof, Block 1, Weide's Rearrangement of Lots 76
to 80, Wilkin and Heyward's Outlots, situated on the South side of West
Lawson Avenue between Arundel and Western.
The reason for this appeal is that the above described plot
has a frontage of 38.98 feet, rather than the 40 foot frontage required
by ordinance.
