ZONING,, CITY OF .SAINT PAUL

Dear Madam:
This is in the matter of the application of the Capitol Supply Company
requesting a permit to install and operate a 50 car customer and employee
parking lot on property located on the southeast side of Lafayette Road
between Iris'Alley and the Great Northern Railroad right -of -way. The
property is described as subject to Lafayette Road, Lots 1, 2, and 6,
Block 12, and Lots 5 and 6, Block 13, all in Warren and Winslow's Addition,
also vacated Becker Place and the north 40 feet of Block 10, Bass Addition
of Outlots. The zoning is Heavy Industry.
This property in part has recently been developed with a one -story concrete
block store, office and warehouse which will be the new location of the
Capitol Supply Company now located on E. Seventh Street between Pine and
Olive Streets. The remainder of the site is vacant and the applicant pro-
poses to utilize it by providing off-street parking as well as off-street
truck loading facilities in connection with his business. This is an
irregularly shaped tract of land having frontages on both Lafayette Road
and DeSota Street. The frontage along Lafayette Road is approximately
130 feet, and approximately 200 feet along De Sota Street.
The Traffic Engineer and Planning Board staff have reviewed and approved
the plans which meet the standards for this type of facility. Field
investigation discloses no objections to this proposal as the area uses
are predominantly commercial and industrial in character, and the need
for off- street parking in connection with this type--of business is desirable.
In consideration of the above factors, the Board of Zoning recommends
the granting of this application to permit a 50 car customer and employee
parking lot to be installed on the above described property in accordance
with plans approved June 1, 1961.
Sincerely,,'/
