attached application of William Naiditch for permit to install and operate
an ll -car off-street parking lot in conjunction with a proposed 11 -unit

Dear Madam:
This is in the matter•of the application of WilliamNaiditch to install and
operate an 11 car private off street parking lot in conjunction with a pro-
posed ll'unit apartment building to be constructed on property located at the
northeast corner of Geranium Avenue and North Dale Street. The property is
described as,Lots 29 thru 34, Block 2, Como Prospect Addition. The zoning
is commercial and "B1t residence.
On June 11,, 1960, the City Council granted an appeal to extend the commercial
use authorized on a portion of the property to the entire site. The property
under consideration has a frontage of 53.57 feet on NortbDale Street, a front-
age of 150 feet on Geranium Avenue and extends to an average depth of 91.53
feet, resulting in a total area of approximately 13,730 square feet. North
across an unimproved alley is the Northern Pacific Railway right -of -way.;
south and across W.. Geranium Avenue is vacant property; east and adjoining
is a single - family residence; west across North Dale Street are new single -
family residences which front along North Dale Street. The proposed develop-
ment generously meets the required standards for density and building ground
coverage.
The Traffic Engineer has approved the parking lot plan which meets the stand-
ards for this type of facility. Field investigation discloses no basic ob-
jection to this proposal as the plans indicate that proper set backs and
screen planting will be provided to adequately protect and screen the adjoin-
ing single - family residence to the east. Imasmucb as this property is zoned
commercial, it is felt that the proposed use would be more compatible with
respect to the existing area uses than would a commercial use.
In consideration of the above factors, the Board of Zoning recommends the
granting of the application for an 11 car'private off- street parking lot
on the above described property in accordance with plans approved May 4, 1961.
