O'Connell City Clerk Building Dear Madam: This is in the matter of the application of Bert J. Friedmann for a permit to install and operate•a 10 car customer parking lot on property located on the north side of West Seventh Street between Wordsworth and Wheeler Streets. The property is described as Lots 4 and 5, Block 5, Homecroft- Addition. The zoning is commercial. The site is presently vacant, two single - family residences having recently been removed from the property. The applicant proposes to develop this property with an off -sale liquor store with a ten car off - street customer parking lot. The applicant's present location is approximately two blocks to the west and is being acquired for highway purposes. The property under consideration has a frontage of 100 feet on West Seventh Street and extends to a depth of 115 feet, resulting in an area of 11,500 square feet. -The uses in the area are commercial and residential with the commercial uses predominating. The Traffic Engineer has approved the plan which meets the standards for this type of facility. Field investigation discloses no basic objection as the area is commercial in zoning and character. In consideration of the above factors, the Board of Zoning recommends the granting of the permit for a ten car off - street parking lot on the above described property in accordance with plans approved April 6,, 1961.
