They wish to install three -4,000 gallon underground gasoline storage tanks, 2 pumps and 1 new island. They also are going to build a new two story building on the premises. We have investigated the foregoing and report that this installation will be installed in accordance with the rules and regulations of the National Board of Fire Underwriters and the St. Paul Fire Prevention Code. Quigley for a permit to -t-an existing filling station on property located at the northwest corner of Marshall Avenue and Wilder Street. The property is described as the south 85 feet of Lots 13 and 14, Block 29, Merriam's,Rearr. of Blocks 24 -29, Merriam Park. The zoning is commercial. The site is presently developed Nitb a filling station. The applicant has purchased this property and proposes to construct an addition to the existing station as indicated on his plans. This will be a two -story addition, the first floor for auto repair and the. second floor for office use. This property has a frontage of 100 feet along Marshall Avenue and extends to a depth of 85 feet along Wilder Street, resulting in an area of 8,500 square feet. The applicant has entered into an earnest money contract to purchase the residential property adjoining on the north, and within a few month's time will extend the use an additional 56.5 feet to the alley which will ultimately result in an area of 14,150 square feet. East across Wilder Street is a single - family residence fronting on Marshall Avenue; north across a public alley are single - family residences fronting on Iglehart Avenue; west and adjoining is the appli- cant's auto repair garage; south and across Marshall Avenue are various commercial uses. Field investigation discloses no objection to the pro- posed addition as it will be an extension of existing commercial uses. The Traffic Engineer has approved the plan which meets the standards for this type of facility. In consideration of the above factors, the Board of Zoning recommends the granting of the permit to reconstruct an existing filling station on the above described property in accordance with plans approved April 6, 1961.
