O'Connell City Clerk Building Dear Madam: P This is in the matter of the application of the Socony Mobil Oil Co. Inc. for ,a permit to install and operate a new filling station on a triangular piece of property bounded by E. Seventh, Margaret and Hope ,Streets. The property is described as Block 9, Lyman Dayton's Addi- tion. The zoning is commercial. ,In July 1959, a portion of this tract was developed with a used car sales lot. Presently there is a tbree -story triangularly shaped building on a portion of the tract the first floor of which is used for commercial use and the other floors for residential use, the bal- ance of the site is developed with the above mentioned used car sales lot. The applicant proposes to remove the existing uses and develop the entire site with a filling station use. This triangular tract of land has a frontage along E. Seventh Street of 155.25 feet, along Hope Street of 108.5 feet, and 194 feet along Margaret Street, result- ing in an area of approximately 8,422 square feet. South across East Seventh Street, and to the east are commercial uses; north across Margaret Street is the St. John's Lutheran parochial school; diagonally across the intersection of Hope and Margaret Streets is St. John's Lutheran church; west across Hope Street is a commercial use fronting on Seventh Street and a residence fronting on Margaret Street. - Field investigation discloses no basic objection to the proposed development. TbeiTraffic Engineer, Highway Department and the Planning Board staff have reviewed the plans and have approved same. The plans meet the required standards for this type of facility. In consideration of the above factors, the Board of Zoning recommends the granting of the permit for a filling station use on the ab.4ve described property in accordance with plans approved January 19, 1961.
