attached application of Roy F. Bale for permit to reconstruct an existing
filling station at the northwest corner of Channel and Wabasha Sts., on
property described as that part of Lot 7 NE'ly of a line run from a point
on the NW'ly line, 70 ft. from the NE'ly corner to a point on the SE'ly
line 85.31 ft. from the southeast corner of said Lot 7, Block 167, Robert-
son's Addition, in accordance with plans approved January 5, 1961.

Dear Madam:
This is in the matter of the application of Roy P. Hale for a permit
to reconstruct a filling station on property located at the northwest
corner of Channell and Wabasha Streets. The property is described as
that part of-Lot 7 northeasterly of a line run from a point on the
northwesterly line, 70 feet from the northeasterly corner to a point
on the southeasterly line 85.31 feet from the southeast corner of said
Lot 7, Block 167, Robertson's Addition. The property is zoned light
industry and has been since the enactment of the zoning ordinance in
1922.
This property was developed in 1923 as a filling station and was so operated
until approximately 1950. The property is not being used at the present
time. The original filling station building still occupies the site,
and the applicant proposes to remove it and completely redevelop the
site with a new filling station. This property is trapazoid- shaped having
a frontage along South Wabasha Street of 94.88 feet and along Channell
Street of 85.31 feet; its depth from Wabasha Street is 70 feet, resulting
in an area of approximately 4,948 square feet. The adjoining and surround-
ing uses are either industrial or commercial in character.
The Traffic Engineer, Planning Staff and the Highway Department have
reviewed and approved the plans which met the standards for this type of
facility. Field investigation discloses no objection to the proposed
development. The Port Authority has been consulted with respect to
this proposal and reports that they have no objection to the filling
station use.
In consideration of the above factors, the Board of Zoning recommend the
granting of a permit for a filling station operation on the above described
property in accordance with plans approved January 5, 1961.

In regard to the application of Hoy P. Hale for permission
to remodel his filling station located at the northwest corner of
Wabasha and Channel Streets.
We have investigated the foregoing and report that they
wish to install one (1) island, 2 twin pumps, 2 underground gasoline
storage tanks, 1 of 5,000 and 1 of 4,000 gallons.
This installation will be installed in accordance with the
rules and regulations of the National Board of Fire Underwriters and
the St. Paul Fire Prevention Code.
We, therefore, recommend that permit be granted.
