6, 7, 8, 9 and 10, Block 20, Banning & Olivier's- Addition
to West St. Paul, in accordance with plans approved January 19,
1961, subject to compliance with the provisions of all ordi-
nances governing the operation of parking lots, and to the
condition that the sidewalk abutting said premises be kept

Dear Madam:
This is in the matter of the application of George K. Peterson for a
special -use permit to install a 28 car private off - street parking lot
on property located on the south side of King Street between Smith
and Manomin Avenues. The property is described as Lot 3, Block 20,
Oliver's Addition, and the west 50 feet or west J of Lots 1 tbru 6,
Prince's- rearr. of Lots 1, 2, 6, 7, 8, 9 and 10, Block 20, Banning &
Oliver's Addition to West St. Paul.
On January 21, 1961, the City Council rezoned the above described pro-
perty to a commercial district (Ord. No. 11897.) This property is,
in part, developed with a two - family residence which fronts on King
Street, the remaining portion is undeveloped. The applicant, at this
time, proposes to utilize only the vacant portion of -this tract for
parking purposes and at some future date will enlarge the parking lot
L ? to its ultimate capacity of 28 car spaces by removing the existing
residence. This property has a frontage along King Street of 100 feet
and extends to a depth of 150 feet, resulting in an area of 15,000 square feet.
East and adjoining is a single - family residence which fronts on King
Street; west and adjoining is the applicant's mortuary and three two -
family residences which front on Smith Avenue; south and adjoining is
the Cherokee Heights Presbyterian church property; north and across
King Street are two single - family residences which front on King Street.
The Traffic Engineer has approved the plan which meets the standards
for this type of facility. Field investigation discloses no objections
to this proposal as the need for off-street parking in this area is
rather acute due to the commercial activities on Smith Avenue.
In consideration of the above factors, the Board, of Zoning recommends
the granting of the permit for a 28 car private off - street parking
lot on the above described property in accordance with plans approved
January 19, 1961.
