O'Connell City Clerk Building Dear Madam: This is in the matter of the appeal of Stucki & Sons Inc. to construct a four - family residence in a "B" residence district on property located on the south side of Priscilla Street between Raymond Avenue and the railroad right-of-way. The property -is described as Lot 9, Block 28, St.Anthony Park Addition. Under the original zoning ordinance adopted in 1922, this property ,was placed in a "C" Residence classification. In 1950, this lot, together with several other lots in this block were reclassified to "B" residence in an attempt to preserve the single and two-family residential character in the area. The property adjoining the lot under consideration to the east is zoned "C" residence which con- dition permits the applicant to appeal to the Council to develop his property with a four - family residence under Chapter 64.03, section L, paragraph one (1) of the Legislative Zoning Code. The site has a frontage of 55 feet along Priscilla Street and a depth of 131.9 feet resulting in an area of approximately 7,255 square feet. Southeast and adjoining is a vacant tract classified as "C" residence. It is the Board's understanding that the intent of the owner is to develop the tract with a multi - family residence. Farther to the southeast in this block is a recently constructed single - family residence; northwest in the block are single - family residences fronting on Priscilla Street; northeast across Priscilla Street are single - family and two - family residences; southwest across a public alley is vacant land. The Board of Zoning considered this matter at their regular meeting on December 15, 1960 and in consideration of the fact that this property is near the end of the street and the possible future apartment development of the adjoining property to the east, recommends the granting of the appeal to construct a four - family residence on the above described property. ` HCW:FGI Encl.
