Fink for a permit to install and operate a 20 car private off-street parking lot on property located on the south side of Suburban Avenue west of Earl Street. The property is ,described• as the north one -half of Lot 20, the east. 40 feet of the north one -half of Lot 21 except the north 30 feet for Suburban Avenue and the west 5 feet of the north 40 feet of the south 193 feet of Lot 19, Block 30, Suburban Hills Addition. This property was rezoned to. "C" residence on February 3, 1962. The site is vacant and the applicant proposes to develop it with a 20 unit 'apartment building with off-street parking for 20 cars accessory thereto. The property has a frontage of 165 feet on Suburban Avenue and extends to a depth of 121.5 feet resulting in an area of approximately 20,248 square feet. North and across unimproved Suburban Avenue are vacant lots; directly east and adjoining is a recently constructed 11 unit apartment building, also a single - family residence which fronts on Earl Street; south and adjoining is vacant land owned by the adjoining property owners to the south. Field investigation discloses that the parking lot will be installed in such a manner that it will not have a detrimental effect on the adjoining area uses. The proposal meets the required standards for density and building ground coverage. The Traffic Engineer has approved the plans which meet the required standards and the suggestions of the Board of Zoning. In consideration of the above factors, the Board of Zoning recommends the granting of the application for a 20 car private off - street parking lot on the above described property in accordance with plans approved March 15, 1962.
