HISTORY/DISCUSSION: During the 1950's and 1960's, a series of four permits were approved for parking lots on a portion of this site. DISTRICT COUNCIL RECOMMENDA710N: District 17 had not commented at the time this staff report was prepared. H. REQUIRED FINDINGS: § 69.406 of the Zoning Code requires that all of the following findings shall be made prior to approval of a subdivision: 1. All the applicable provisions of the Legrslative Code are comptied with. City staff have reviewed the proposed plat and have determined that, subject to the recommended conditions, all appiicable provisions of city codes are met. 2. The proposed subdrvision will not be defrimental to the present and potential surrounding land uses. The proposed plat is consistent with the surrounding land uses and will not be detrimentai to present and future use of surrounding land. , 3. The area sur�ounding the subdivision can be planned and devefoped in coordination and compatibility with the proposed subdivisron. City staff have reviewed the preliminary plat and have identified the following issues: Department of Public Works (contact is Colleen Paavola, 651-266-6104): 1. The properfy immediately adjacent and nartheasterly of this praposed plat has been platted as PRIfVTERS ROW ADDITION. This plat should acknowledge and show this existing plat as required by MN § 505.021 Subd. 4. Additionally, the aforementioned plat dedicated Temperance Avenue through a portion of the adjacent property within 100 feet of the boundary of this proposed plat; per City of Saint Paui Development Code § 69.401 Subd. B sub-section 4. This street should be shown on the preliminary plat. 2. The dimension shown along the easterly line of proposed Lot 3 differs from the dimension shown for the same line on the underlying AUDITOR'S SUBDtVISIQN No. 24. The difference should be explained by the indication of plat and measured disfances. 3. The proposed easements as shown on the fourth sheet of this submittal (For "Trash Area" and "Ingress/ Egress" must be created and recorded separate from fhis proposed plat.
