Dear Madam:
This is in the matter of the application of the Manor Restaurant for
a 19 car off - street parking lot on property located at the southwest
corner of'West Seventh and Davern Streets. The property is described
as Lot l and the east one -half of Lot 2, Thos.'E. Simes Suit. of
Block 8, Homecroft Addition. The zoning is commercial.
The site is presently vacant and the applicant proposes to develop
it with a 19 car off - street parking lot to be used in conjunction
with the Manor Restaurant. This is an irregularly shaped tract of
land having a frontage of 108 feet on West Seventh Street and 159.6
feet on Davern Street resulting in an area of approximately 10,320
square feet. West and adjoining is the applicant's restaurant which
fronts on West Seventh Street; north and across West Seventh Street
is vacant land; east and across Davern Street is a filling station
which fronts on both Davern and West Seventh Streets, and vacant
land which fronts on Davern Streit; south and directly adjoining is
vacant land, farther south is a single - family residence which fronts
on Davern Street.
Field investigation discloses no objection to this proposal. The
Traffic Engineer has approved the plan which meets the standards
for this type of facility.
In consideration of the above factors, the Board of Zoning recommends
the granting of the application for a 19 car off-street parking lot
on the above described property in accordance with plans approved
February 15, 1962.
