junction with their proposed retail store and automotive

sq. ft. more or less.

2, Western Area Addition; containing 16,800

This is in the matter of the application of Sears, Roebuck & Company for a
permit to install an off- street parking lot for approximately 1,470 cars inn
conjunction with their .proposed retail store, automotive center and filling
station to be constructed on Lot 2, Block 2, Western Area Addition and boun
by Aurora Avenue on the north; Rice Street on the east and Marion Street on
the west. A portion of Lot 3, Block 2,WEstern Area Addition will also be I
used,in conjunction with the parking lot. This tract was rezoned to a comm
district on May 27, 1958. `
The property is now vacant and is being cleared and graded for the proposed
development. This is an irregularly shaped tract of land with a curvilinea
frontage on Marion Street of approximately 1,078 feet, 476J feet on Auroral
Avenue and approximately 852 feet on Rice Street, resulting in an area of
approximately 800,840 square feet, or 18.3 acres. East and across Rice Stre
is the new Highway Building; south and adjoining is the site of the propose
Ravoux Company motel and Freeway # 94; west and across Marion Street is the
recently constructed apartment development; north and across Aurora Avenue
the recently constructed Social Security office buildng and an insurance of
building; north and directly adjoining the subject property is a doctor's c
and the Trinity-Lutberan Church.
Field investigation discloses no objection to this proposed development. T
Traffic Engineer and the State Highway Department have reviewed the applica
plan and recommend approval subject to two 38 feet wide curb cuts to the pa
ing lot off Rice Street. All of the other curb cuts which will be off Mari
Street and Aurora Avenue are already placed. The plans meet the standards
for this type of facility and comply with the requirements of the Hobsing a
Redevelopment Authority and the recommendations of the Highway Department.
In consideration of the above factors, the Board of Zoning recommends the
granting of the application for a permit to install the above mentioned par
facility and filling station on the above described property in accordance
plans approved by the above mentioned agencies.

permission be granted.
