Dear Madam:
This is in the matter of the application of Mark Jones for a 66 car
customer parking lot on property located at the southeast corner of
Selby Avenue and Arundel Street and described as Lots 13 thru 17,
Cochran's Sub. of and Addition to Block 11, Woodlawn Park Addition.
The property is zoned commercial.

The site is now developed with a National Food Store building; a small
one -story commercial building, a filling station used as a Launderette
fronting on Selby Avenue and a multi - residence which fronts on Arundel
Street. The applicant proposes to remove all of the existing structures
and develop approximately the east one -half of the site with a new
National Food Store and the balance with an oft- street parking lot.
The property has a frontage of 266 feet on Selby Avenue and'1721 feet
on Arundel Street, resulting in an area of approximately 45,885 square
feet. East and adjoining are various commercial uses fronting on Selby
Avenue; north and across Selby Avenue are residential and commercial
uses; northwesterly across the intersection are multi - family residences;
west and across Arundel Street is a filling station at the corner and
residences fronting on Arundel Street; south and across a public alley
Is a recently constructed apartment building fronting on Arundel
Street and various type residential uses fronting on Laurel Avenue.
Field investigation discloses no objection to this proposal providing
a bumper height fence is built along the entire length of the alley,
preventing any access to said alley. The plans which meet the stand-
ards for this type of facility indicate the fence along the alley as
recommended, and have been approved by the Traffic Engineer.
In consideration of the above factors, the Board of Zoning recommends
the granting of the application for a 66 car customer parking lot on
the above described property in accordance with plans approved Decem-
ber 7, 1961.
