If re- zoned, the petitioners propose to develop the part classified "C" residence with apartments, and a portion of the commercially zoned property with a filling station. There is no definite proposal for the balance of the commer- cially zoned property. The property to the east is vacant and zoned commercial; to the south is Highway 12 right -of -way; west and north are single - family homes and vacant land; northeasterly across Wilson Avenue and Ruth Street is the Conway Heights playground. The Board of Zoning reviewed this matter at their regular meeting on January 4, 1962 and inasmuch as the Preliminary Land Use map indicates the land best suited for multi - residential use, recommends the granting of the petition to rezone as requested.
