RESOLVED, that Ancker Hospital be permitted to
install and operate a 49 -car parking lot accessory to the
hospital on property located on the north side of
Niederhoffer Street between Richmond Street and Western
Avenue, more particularly described as Lots 5, 69 79
Block 15, Stinson, Brown and Ramsey's addition to St. Paul,
in accordance with plans approved March 12, 1962, subject
to compliance with the provisions of all ordinances govern-
ing the operation of parking lots, and to the condition
that the sidewalk abutting said premises be kept clean and
free of ice and snow at all times.

In accordance with my conversation today with Mr. Anker
of the Ramsey County Engineer's office, the Milwaukee Road offers
no objection to the construction of a parking lot on Neiderhoffer
Street to serve Ancker Hospital provided such lot is constructed
on city -owned property and does not encroach on our adjoining
right of way.

Dear Madam:
This is in the matter of the application of the Ancker Hospital
for a permit to install and operate a 49 car parking lot accessory
to the hospital on� property located on the north side of Nieder-
hoffer Street between Richmond Street and Western Avenue. The
property is described as Lots 5, 6, 7, Block 15, Brown and Ramsey's
Addition. It is zoned "C" residence.
The property under consideration is vacant and at the street grade
of Niederhoffer Street. It has a frontage of 153.4 feet on Nieder-
hoffer Street and extends to a depth of 143.6 feet, resulting in an
area of approximately 22,028 square feet. To the west and adjoining
is a single- family residence which fronts on Niederhoffer Street;
north and adjoining are single- family residences which front on
Grace Street; to the south and across Niederhoffer Street is a single -
family residence and a parking lot; east and adjoining is vacant land
and railroad right -of -way.
Field investigation discloses no basic objection to this proposal.
The Traffic Engineer has approved the plan which meets the standards
for this type of facility.
In consideration of the above factors, the Board of Zoning recommends
the granting of the permit for a 49 car off- street parking lot on the
above described property in accordance with plans dated March 12, 1962
