RESOLVEi), that the application of James Coates for e,
special permit for the use of the premises described as the East 2
of North 80 feet of Lot 3, Block 332 Suburban Hills, located on
the south side of U. S. Highway No. 12 between English Street :and,
Johnson Parkway, in the City of Saint Paul, for the installation
and operation thereon of a trailer rental lot with a capacity
for 20 trailers', hereby is granted, subject to said permittee's
compliance, with all applicable ordinances, statutes, and rules
;and regulations of public authorities, and the exercise of said
permit in conformity with the applicable plans therefor submitted
with the pertinent application; .and further subject to the express
condition that the permit'granted hereby shall be and hereby is
restricted so that the same shall be operative for the period of
one year from and after the effective date of this resolution and
shall be dependent for,any extension of &dd,period upon the
subsequent resolution providing therefor and.:adopted by this
Council, and in no event shall such extension be for more than

attached application of James Coates for permit to operate a trailer
rental lot for 20 trailers on the south side of U. S. Highway #12
between English and Johnson Pkwy.., described as 4 of N. 80 ft. of
Lot 3, Block 33, Suburban Hills, subject to the condition that the
permit be granted on a year-to-year basis.

Dear Madam;
This is in the matter of the application of James Coates to install
and operate a trailer rental lot for 20 trailers on property located
on the south side of'U.S. Highway #12 between English Street and
Johnson Parkway. The property is described as the east one -half of
the north 80 feet of Lot 3, Block 33, Suburban Hills, and is zoned
commercial.
The property is developed with a filling station which is not in oper-
.ation and the applicant proposes to use approximately the east 100 feet
of the filling station site for his operation. The entire filling station
site has a frontage of 375 feet on Highway #12 and a depth of approximately
80 feet resulting in a total area of approximately 30,000 square feet.
North and adjoining is Highway #12; east and adjoining is a small one -story
coffice building; south and adjoining is vacant land proposed to be developed
for Nursing Home use; west and adjoining is the filling station, farther
to the west is Johnson Parkway.
The Traffic Engineer has approved the plan which meets the standards
for this type of facility. Field investigation discloses that the High-
way Department will, at some future date, take approximately 6b% of this
property for highway right -of -way. It also discloses that this type of
operation would not be desirable as the surrounding area is developed
residentially with the exception of the one -story office building to the
east, and the vacant land proposed for nursing home use to the south.
In consideration of the above factors, the Board of Zoning recommends the
denial of the request to operate a 20 trailer rental lot on the above
described property.
