THE COUNCIL OF THE CITY OF SAINT PAUL DOES ORDAIN:

Section 1. That the Zoning Code, Chapters 60 to-
64, inclusive, of the Saint Paul Legislative Code, pertain-
ing to Use Districts, Height Districts, and Rezoning of
certain properties in the City of Saint Paul, as amended,
be and the same is hereby_further amended so = =.as to rezone

This is in thekmatter of the petition of Katherine H. Pepin to rezone
from "A "- residence to commercial district property located at the
southeast corner of Dunlap Street and Larpenteur Avenue and described
as the west one -half of Lot 11, and all of Lots 12, 13, 14, Block 1,
Cliftondale Addition.
OnMarch 6, 1962, the Commissioner of Finance reported the petition
sufficient with the owners of 9 of a possible 9 (100 %) tracts of land
within the prescribed 100 foot radius having signed the petition.
The site is presently vacant and it is proposed to construct two
1J story office buildings on the property. This property has a front-
age of 132.5 feet on Larpenteur Avenue and 125.5 feet on Dunlap Street,
resulting in an area of approximately 16,629 square feet. North and
across Larpenteur Avenue is the Roseville Shopping Center; west and
across Dunlap Street are the California Drive Apartments; south across
a public alley and facing on California Avenue are single - family resi-
dences; east and adjoining are recently constructed office buildings
and a medical clinic.
Field investigation discloses no basic objection as this would place
the entire frontage on Larpenteur Avenue from Lexington Parkway to
Dunlap Street in a commercial district.
In consideration of the above factors, the Board of Zoning recommends
the granting of the petition to rezone the above described property
from "ALL residence to commercial district.
