Dear Madam:
This is in the matter of the application of the Grand Avenue Motor
Company to install and operate a new car display lot on property
L
located on the west side of Victoria Street between Grand and
Lincoln Avenues' described as Lots 4, 5, 6, Jos. P. Dysart's-Re-
arrangement of Lots 1 and 2, Block 23, Summit Park Addition. The
property is zoned commercial.
• The property is now vacant having recently been cleared of two
residences. It is proposed to surface the property for the purpose
of parking new cars for display. The site has a frontage of 75
feet on Victoria Street and extends to a depth of 84 feet, resulting-
in-an area of 6,300 square feet. North across a 10 foot public alley
is a small parking lot operated by the applicant, a residence and a
tailor shop which front on Grand Avenue; west and adjoining is a
customer parking lot and filling station owned and operated by the
applicant; south and across a public alley is a residence fronting on
Victoria Street; east and across Victoria Street is the applicant's
automobile agency and garage.
Field investigation discloses no basic objection to the proposal.
The Traffic Engineer has reviewed and recommends approval of the
plan which meets the standards for this type of facility.

In consideration of the above factors, the Board of Zoning recommends
the approval of the application for a new car display lot on the
above described property in accordance with plans approved August 2;
1962.
