O'Connell City Clerk Building Dear Madam: This is in the matter of the application of Texaco Inc. to install and operate a new filling station on property located at the north- west corner of Ruth Street and the Hudson Road service road and I described `as the south 40 feet of Lot 3 except the westerly 100 feet thereof; Lot 4 except the westerly 100 feet thereof and Lot 5 except the westerly 100 feet thereof and except that portion taken for highway 'purposes; Block 8, Hudson Road Gardens. This property was zoned commercial on March 24, 1962 as part of a larger tract. The site is developed with a•single- family residence which frontslon Ruth Street and it will be removed for the proposed development. The site has a frontage of 160 feet on Ruth Street and a curvilinear frontage on the north service road of Highway # 12 of 215 feet, resulting in an area of approximately 37,430 square feet. East and across Ruth Street is vacant land in a commercial zone; north and adjoining is a single - family residence fronting on Ruth Street, also located in a commercial zone; south and adjoining is Highway # 121 right -of -way; west and adjoining is vacant land recently zoned IICI' residence. Field investigation discloses no basic objection to the proposal. The Traffic Engineer and the State Highway Department have reviewed and approved the plans which meet the standards for this type of facility. In consideration of the above factors, the Board of Zoning recom- mends the granting of the application for the installation of a ne filling station on the above described property in accordance witt plans approved August 2, 1962. They wish to install four - 4,000 gallon underground gasoline storage tanks with two islands and four pumps. We have investigated the foregoing and report that this installation will be made in accordance with the rules and regulations of the St. Paul Fire Prevention Code and the National Board of Fire Underwriters.
