Dear Madam:
This is in the matter of the appeal of the C.G. Rein Company to extend
the light industry use permitted on a portion of tEe s to the entire
t_ract on property located at the northeast corner of North Albert Street
and Pierce Butler Route and described as : Subject to Pierce Butler Route,
Lot 2, Block 1, College Place East Division. The property is zoned 'IB, it
residence.
The property is being used for off - street parking purposes in connection
with the industrial activity to the west and across North Albert Street;
the applicant has not indicated what the proposed use will be. Thislis
an irregularly shaped tract of land having a frontage on North Albert Street
of approximately 143 feet and a frontage on Pierce Butler Route of approxi-
mately 215 feet resulting in an atea of approximately 27,325 square feet.
North and adjoining is the Great Northern Railroad right -of -way and track-
age; east and adjoining is vacant land, farther east is a parking lot for
Koppers Coke Company employees; south and across Pierce Butler Route,is a
vacant triangular tract, fartber south is vacant land and a single - family
residence; west and across Albert Street is a truck repair garage.
Field investigation discloses no objection to the extension of Light Indus-
try use as the properties fronting on the north side of Pierce Butler Route
from Lexington Avenue to North Prior Avenue are classified in eitber, the
I*gbt industry or heavy industry district and the land uses are industrial.
The proposed extension of industrial use will not deviate from the purpose
and intent of the Ordinance and a denial would serve a hardship on the
applicant. The proposed land use plan indicates the highest and best use
of this land would be for industrial purposes.
In consideration of the above factors, the Board of Zoning recommends the
granting of the appeal to extend the light industry use to the entire
tract as above described. --
