Dear Madam:
This is in the matter of the application of Hugh A. McMeneny
for a permit to install and operate a 10 car private off-
street parking lot in conjunction with a proposed 10 unit
apaxtment building on property located at the northwest cor-
ner of Butternut Avenue and Bay Street and described as Lots 33
and 34, Block 2, Riverside Addition.
On September 29, 1962, the City Council reclassified this pro-
perty to a "C" residence district. The site has a frontage of
80 feet on Butternut Avenue and 125 feet on Bay Street, resulting
in an area of 10,000 square feet. The area is developed pre -
dominantly with single- family residences.
Field investigation discloses no objections as the property
was reclassified for this purpose. The Traffic Engineer has
approved the plan which meets the standards for this type of
r facility. The proposal meets the required standards for den-
sity and building ground coverage.
In consideration of the above factors, the Board of Zoning
recommends the granting of the permit for a 10 car private
off-street parking lot ofi the above described property in
accordance with plans approved September 21, 1962.
