O'Connell City Clerk Room 386 Building Dear Madam: The Board of Zoning at its regular meeting of September 21 con- sidered the appeal of George Van Horn to relax the density standard for multi - residence development. It was reported that the appli- cant desires to construct a nine (9) unit apartment building with off - street parking for nine cars on property located at the north side of East Seventh Street between Kennard and Germain Streets, which is described as all of lots 8 and 9 and the west 80 ft. of lot 6. Block 2, Albright Addition. The site has a frontage of 80 ft. along East Seventh Street and extends to a depth of 110 ft. resulting in an area of 8,800 sq. ft. and is now classified as a commercial district. The proposed de- velopment is two hundred (200) sq. ft. short of the required 9,000 sq. ft. for 9 apartment units. It does meet the allowable build- ing ground- coverage standard and off - street parking requirements. Pield investigation discloses no basic objection to the request. The requested relaxation appears to be reasonable and in keeping with the purpose and intent of the Zoning Code. The surrounding area uses are mixed residential and it would appear more desirable to have a residential use of this property rather than a commercial use for which the property is classified. The Board, after hearing the Planning Board staff report on this proposal, recommended granting the request as submitted by the applicant and in accordance with his plan dated September 9, 1962.
