On Mafch 11,• 1958, the City Council reclassified this property from a It B" residence to a light industry district as the St. Paul Laundry Inc. proposed to relocate on this site. The site is vacant and is an irregularly shaped tract of hand having frontage of 105 feet on Armstrong Avenue and 292.2 feet on View Street, resulting in an area of approximately 28,243 square feet. Diagonally across the intersection of View Street and Armstrong Avenue is the Olivet Methodist church; south across a public alley is a filling station and other commercial uses fronting on West Seventh Street. The other area uses are single and two - family residences. Field investigation discloses no objection to the proposal as it appears this would be a proper transitional use between the commercial activities on West Seventh Street and the residences and would be more desirable than a light industry use for which the property is now classified. The Traffic Engineer has approved the plan which meets the standards for this type of facility. The proposal meets the required standards for density and building ground coverage. In consideration of the above factors, the Board of Zoning recommends the granting of the permit to install and operate a 28 car private off-street parking lot on the above described property in accordance with plans approved September 6, 1962.
