Dear Madam:
This is in the matter of the application of F. W. Ramaley & Company
for a permit to enlarge an existing parking lot from 16 to 39 car
spaces on property located on the south side of Grand Avenue between
St. Albans and Dale Streets. The property is described as Lot 9 ex-
cept the "east 17.5 feet, and all of Lots 10, 11, 12, Block 2, Summit
Park Addition. The zoning is commercial.
The site is presently developed with store buildings fronting on
Grand Avenue and an off - street parking lot at the rear of the property.
The applicant proposes to remove one of the store buildings so as to
provide additional off - street parking and a means of ingress and
egress directly off Grand Avenue as the only access to the existing
off - street parking lot is from the alley at the rear of the subject
property. This property has a frontage of 142.5 feet on Grand Avenue
extending to a depth of 150 feet, resulting in an area of approximately
21,375 square feet; 6,600 squarefeet of the site will be occupied by
the Ramaley Liquor Store. East and west adjoining are other commercial
uses which front on Grand Avenue; north and across Grand Avenue are
apartment buildings fronting on said street; south and across a public
alley are single and two - family residences fronting on Lincoln Avenue.
Field investigation discloses no objection to the proposal as the
access from Grand Avenue will be an improvement, as well as providing
additional parking. The Traffic Engineer has approved the plans which
meet the standards for this type of facility.
In consideration of the above factors, the Board of Zoning recommends
the granting of the permit to increase the parking spaces to 39 on the
above described property in accordance with plans approved May 3, 1962.
