Dear Madam:
This is in the matter of the application of M.J. Hathaway for a
permit to install and operate a 15 car private off-street parking
lot in conjunction with two seven -unit apartment buildings to be
erected on property located at the southwest corner of Magnolia
Avenue and Westminster Street and described as Lots 1, 2, 3,
McMenemy's Sub. A. This property was rezoned to a "C" residence
classification on January 2, 1960 (C.F. 194955).
The site is presently vacant and the applicant proposes to develop
it as indicated above. The property has a frontage of 117 feet on
Magnolia Avenue and 123.15 feet an Westminster Street, resulting in
an area of approximately 14,408 squarefeet. The adjoining and
surrounding areas are developed with single and two - family homes
with the possible exception of a strud;ure north and across Magnolia
Avenue which appears to be a multi - family use.
Field investigation discloses no basic objection to the proposal.
The Traffic Engineer has reviewed and approved the plans which
meet the standards for this type of facility. The proposal meets
the required standards for density and building ground coverage.
In consideration of the above factors, the Board of Zoning recommends
the granting of the permit for a 15 car private off - street parking
lot on the above described property in accordance with plans approved
May 3, 1962.
