Peterson for permit to construct a single- family residence on a lot of insufficient area described as the W. 20 ft. of Lot 10 and the E. 20 ft. of Lot 112 Parkway Addition, located on the south side of Midway Pkwy. between Pascal St. and Hamline Ave. Very truly yours, City Clerk CITY OF SAINT PAUL— MINNESOTA a i ......................... .......................... .......................... .. ......................... .................. . . ....................... .... ...................... .......................... ................ . ... •••• • .. 251-252-2 3: OF ZONING,' CITY S] 115 CITY HALL AND COURT HOUSE Mrs. Agnes H. 0 Connell City Clerk Building _- Dear Madam: OF SAINT PAUL SAINT PAUL s, MINNESOTA May 7, 1962 This is in the matter.of the appeal of Delray H. and Louise M. Peterson to construct a single - family'residence on a lot of insufficient area on property located on-the south side of Mdway Parkway between Pascal Street and Hamline Avenue and described as the west 20 feet of Lot 10 and the east 20 feet of Lot il, Parkway Addition to Saint Paul. The property is zoned "B" residence and has been since the enactment of the Zoning Ordinance in 1922. The property under consideration has double frontage extending from Midway Parkway to Canfield'Avenue and is presently developed with a single- family residence and garage fronting on Midway Parkway. The applicant proposes to divide the lot into two separate parcels for the purpose of constructing a second single - family residence on the subject property which would face Canfield Avenue. The site has a frontage of 40 feet on both Midway Parkway and Canfield Avenue and extends to a depth of 199.04 feet between the two streets which results in an area of approximately 7,961 square feet. In- asmucb as the division of the lot as requested results in a deficiency in area for the second residence of approximately 38 square feet, it is necessary to secure Council permission to do so. The adjoining and surrounding area uses are single - family in character. Field investigation discloses that within this same block there are now two such divisions. It does not appear that this relaxation would have a detrimental effect on the adjoining and surrounding properties. It is recommended, however, that a minimum set back of 24 feet be maintained from Canfield Avenue. In consideration of the above factors, the Board of Zoning recommends the granting of the appeal as above outlined. HCW:FGI Encl. Z. F. 4908 Sincerely, m., C H. C.
