This is in the matter.of the appeal of Delray H. and Louise M. Peterson
to construct a single - family'residence on a lot of insufficient area on
property located on-the south side of Mdway Parkway between Pascal Street
and Hamline Avenue and described as the west 20 feet of Lot 10 and the
east 20 feet of Lot il, Parkway Addition to Saint Paul. The property is
zoned "B" residence and has been since the enactment of the Zoning
Ordinance in 1922.
The property under consideration has double frontage extending from Midway
Parkway to Canfield'Avenue and is presently developed with a single- family
residence and garage fronting on Midway Parkway. The applicant proposes to
divide the lot into two separate parcels for the purpose of constructing a
second single - family residence on the subject property which would face
Canfield Avenue. The site has a frontage of 40 feet on both Midway Parkway
and Canfield Avenue and extends to a depth of 199.04 feet between the two
streets which results in an area of approximately 7,961 square feet. In-
asmucb as the division of the lot as requested results in a deficiency in
area for the second residence of approximately 38 square feet, it is necessary
to secure Council permission to do so. The adjoining and surrounding area
uses are single - family in character.
Field investigation discloses that within this same block there are now
two such divisions. It does not appear that this relaxation would have
a detrimental effect on the adjoining and surrounding properties. It is
recommended, however, that a minimum set back of 24 feet be maintained
from Canfield Avenue.
In consideration of the above factors, the Board of Zoning recommends the
granting of the appeal as above outlined.

Gentlemen:
We are requesting a waiver on the legal requirement
of 8000 square feet necessary to build a garage apartment
combination on our property at 1398 Midway Parkway.
Legal description : west 20 feet of lot 16 and
East 20 feet of lot 11 -
Parkway addition to St. Paul,
Ramsey County.
The property is ".B.- zone and the lot is 40 feet by 199.b4
feet or 7993.6,square feet and 6.4 square feet short of
minimum standards. This property woula be facing Canfield
Avenue as our lot runs all the way tnrough from Midway
Parkway to Canfield. Canfield is a dead end street ending
at my property line. The other x- equirements of a 40 foot
frontage, 40 foot setback, 4 feet zrom each side, and 25
foot rear yard can be met.
The purpose of this building woula be an apartment
for my wife's eldery parents as well as a garage for the
property. She has the responsibility for their care so it
is necessary to have them near to us. ,
There are two other similiar multiple dwelling
situations in this block.
