attached application of Charles Waz1awik for permit to install and operate
a Dairy -Queen drive -in refreshment facility with accessory off-street
parking on property at the northeast corner of Stryker Ave. and George St.
on the W. 90 ft. of the S2 of Lot 3 and the W. 90 ft. of Lots 4 and 5. Blk. 84,
West St. Paul Proper, in accordance with plans approved July 19, 1962.

This is in the matter of the application of -6eorge- Wazlawik to install
and operate.a Dairy -Queen drive -in refreshment facility with accessory
off- street parking on property located at the northeast corner of
Stryker Avenue and George Street and described as the west 90 feet of
the south - one -half of Lot 3 and the west 90 feet of Lots 4 and 5,
Block 84, West St. Paul Proper. The property is zoned commercial.
The site is presently occupied by an old church structure and a single -
family residence. The applicant proposes to remove the church structure
and to construct a Dairy Queen drive -in with provisions for off-street
parking for nine cars accessory thereto. The property under consideration
has a frontage of 125 feet on Stryker Avenue and 90 feet on George Street
resulting in a total area of 11,250 square feet. However, the north 45
feet of the tract will be used in conjunction with the residence which
leaves an area of 7,200 square feet for the drive -in business. The
adjacent land uses are multi - family residences on the east and a single -
family residence on the north. The properties across Stryker Avenue to
the west are used for commercial purposes and a service station occupies
the property across George Street to the south.
Field investigation discloses that this type of facility is compatible
with the other commercial uses at this intersection. The Traffic
Engineer has approved the plan which meets the standards for this
type of facility.
In consideration of the above factors, the Board of Zoning recommends
the granting of the permit to install and operate a Dairy -Queen drive -
in refreshment facility with accessory off- street parking thereto on
the above described property in accordance with plans Approved July 19,
1962,
