A public hearing having been had upon the taking and condemnation of the lands or easements therein,
for the above improvement, and the awards of damages therefor, and also upon the assessment of benefits
therefor, and the Council having duly considered the same, now therefore be it
Resolved, That the taking and condemnation of the lands described in the annexed assessment roll,
identified by the signature of the Commissioner of Finance, and made a part hereof, and the awards of
damages to the owners of such lands for said taking and condemnation as set forth in said assessment roll,
be and the same is hereby in all respects ratified and confirmed.
Resolved further, that the said assessment of benefits, be and the same is hereby in all respects ratified,
and the same is hereby ordered to be submitted to the District Court for confirmation.

The Commissioner of Finance hereby reports:
That he has fixed and determined the value of the land, lands or easements therein taken and appro-
priated for the above improvement and the amounts of the awards of damages therefor to the owners
thereof, and the persons to whom such awards are payable; that he has also fixed and determined the
amount of benefits to property, from the making of said improvement, not exceeding the cost there-
of, and that hereto attached is an assessment roll entitled as above and identified with the signature of
the undersigned, containing the undersigned's finding on said matters.

Gentlemen:
In the matter of opening, widening and extending Larpenteur Ave. to a width of
30 feet from Arcade St. to Parkway Drive, by taking and condemning the north
30 feet of the Northeast 1/4 of Section 20, Township 29, Range 22 lying between
the crest line of Arcade St. and Southeasterly line of Parkway Drive except
that part thereof lying southwesterly of a line 63 feet southwesterly of and•
parallel with the extended southwesterly line of Lot 7, Block 1, Van Houten's
Plat

The estimated damages and benefits on my property as fixed by the City does not
seem just to me for the following reasons:
1. In regards to property on Arcade Street, approx. 301 by 1501. I just purchased
this for $1,000.00 enclosed find copy of probate deed. I felt it was worth much
more; therefore because there is no benefits to me on this improvement I should at
the very least be compensated for the full amount I paid.
2. In regards to property on Parkway Drive approx. 301 by 2001. At present my
property is approx. 1562 by 270' ]dosing the use of 301 will reduce'the'area to
approx. 1262 by 2701; I sincerely believe a just price would be 01,500.00. In
estimating the benefits I would get from this improvement we must consider that at
present I have 1562 foot frontage on Parkway Drive, This is more than enough for
the total footage in the areas. When this improvement is made I will be charged
for this additional frontage without getting any benefit other than passage'to areade
street. This street improvement will cost me approx. $10Q00 per front foot, having
approx. 2001 frontage I will be charged Approximately $2,000.00 plus the cost of
water. Therefore if we use a figure of $500.00 for the estimated benefits this
would be more than fair.
In conclusion I frankly state that after close consideration 2sum total, for both
pieces, that I should be compensated for is $2,000.00.
