THE COUNCIL OF THE CITY OF SAINT PAUL DOES ORDAIN:
Section 1. That the Zoning Code, Chapters 60 to
64 1 inclusive, of the Saint Paul Legislative Code, pertain -
ing. -to Use Districts, Height Districts, and Rezoning of
certain properties in the City of Saint Paul, as amended,
be and the same is hereby further amended so as to rezone
the following described property from "B" Residence District
to "C" Residence District, to -wit:
Lots 14 and 15, Block 22, Mackubin and
Marshall's addition to Saint Paul, ac-
cording to the plat thereof •. on file and
of record in the office of the Register
of Deeds in and` for Ramsey County,
Minnesota, being located at the south-
, east corner of Arundel Street and
Iglehart Avenue.
Section 2. This ordinance is hereby declared to
be an emergency ordinance rendered necessary for the preserva-
tion of the public peace, health and safety.
Section 3. This ordinance shall take effect and
be in force upon its passage, approval and publication

Dear Madam:
This is in the matter of `the petition of the Northern Federal
Savings and Loan to rezone from "B" to "C" residence district
property located ,at the southeast corner of Arundel Street and
Iglebart Avenue and described as Lots 14 and 15, Block 22,
Mackubin and Marshall's Addition.
On June 12, 1962, the Commissioner of Finance reported the peti-
tion sufficient with the owners of 9 of a possible 13 (69%) tracts
of land within the prescribed 100 foot radius having signed the
petition. The subject property is presently developed with two
structures, one being a fourplex fronting on Arundel Street and
the other a large converted single - family residence now occupied
by six families. Both structures were constructed in the 1800s.
The site has a frontage of 78.5 feet on Iglebart Avenue and 132.25
feet on Arundel Street resulting in a total area of 10,381 square
feet. The immediate area uses are predominantly multi - family resi-
dential type with a few single and two - family residences and one
small neighborhood grocery store.
Field investigation discloses no basic objection to this rezon-
ing as the area appears to be predominantly multi - residential in
character. The reclassification of this property would establish
an existing multi - residential use in a proper zoning district.
The proposed land use plan indicates the highest and best use of
the land in this area is for multi- residential use.
µ In consideration of the above factors, the Board of Zoning recommends
the granting of the petition to rezone the above described property
to a "C" residence district.
