Dear Madam:
This is in the matter of the application of Norton's Lexington Corporation
to enlarge an existing parking lot by 352 additional spaces on property
located at the southwest corner of Lexington Parkway and University Avenue
and described as except part taken for University Avenue and Lexington Park-
way, and except the north 220 feet of the east 240 feet, Lot 34, also except
part taken for Lexington Parkway and except the south 115 feet thereof, Lot 35,
Hall & Brown's Addition to Hyde Park. The property is zoned light and heavy
iand ust ry . .
The property under consideration is vacant and the applicant proposes to
complete the redevelopment of the former Lexington Ball Park site by con-
structing a department store north of the Red Owl and Sperry & Hutchinson
buildings, and adding approximately 352 parking spaces to the existing park-
ing facilities. This will complete the development of the tract bound by
Dunlap Street, University Avenue and Lexington Parkway which has an area of
approximately 170,430 square feet. The surrounding area uses are entirely
commercial and industrial in character.
The Traffic Engineer has approved the plan which meets the standards for
this type of facility. Field investigation discloses no objection to the
proposal.
In consideration of the above factors, the Board of Zoning recommends the
granting of the permit to enlarge an existing parking lot by 352 additional
spaces on the above described property in accordance with plans approved
May 17, 1962. ,
