Dear Madam:
This is in the matter of the application of the St. Paul Housing
and Redevelopment Authority for a permit to install and operate
a 12 car private off- street parking lot in conjunction with six
two - family dwellings on property located at the northwest corner
of Mackubin Street and St.Anthony Avenue and described as Lots 23
thru 30, Block 12, Mackubin and Marshall's Addition. This property
was rezoned to "Cf1 residence on July 29, 1961 as part of a larger
tract.
The property is presently developed with single and two- family
residences which will be removed for the proposed development.
The site has a frontage of 316 feet on St.Anthony Avenue and
132.25 feet on Mackubin Street resulting in an area of 41,791
square feet. South across St.Anthony Avenue is the proposed free-
way; west and adjoining will be the Hollow hi -rise development;
north and adjoining are the rear yards of single and two-family
residences fronting on Central Avenue; east and across Mackubin
Street are single - family residences fronting on said street.
Field investigation discloses no objection to the proposal as it
will comply with all of the requirements of the building and zoning
codes. The Traffic Engineer has reviewed and approved the plan
which meets the standards for this type of facility.
In consideration of the above factors, the Board of Zoning re-
commends the granting of the application for a 12 car private
off- street parking lot on the above described property in
accordance with plans approved June 21, 1962.
