O'Connell City Cleik Building Dear Madam; This is in the matter of the application of the Sullivan Construction Company for a permit to install and operate a 17 car private off- street parking lot in conjunction with a proposed 17 unit apartment building on property located at the southeast corner of Jessie Street and Jenks Avenue which is described as Lots 8 through 11, Block 16, Fairview Addition. On December 1, 1962, the City Council rezoned this property to a "C" residence district for the proposed develop- ment. The property is vacant and has a frontage of 150.3 feet on Jessie Street and 122 feet on Jenks Avenue resulting in an area of approxi- mately 18,337 square feet. The surrounding area land uses are pre - dominantly single and two - family in character with an occasional low - density multi - family residential use. Field investigation dis- closes no basic objection as the land was rezoned for this purpose. The plans meet the standards for this type of facility and indicate that there will be two drive -ways off the adjoining public alley. The Traffic Engineer has reviewed the off-street parking plan and approves it. The proposal meets the standards for density and build- ing ground coverage. In consideration of the above factors, the Board of Zoning recommends the granting of the application for a 17 car private off-street park- ing lot on the above described property in accordance with plans approved December 6, 1962.
