Ries to rezone from "A" residence to commercial property located adjacent to the northeast corner of Old Hudson Road and White Bear Avenue which is described as c} the east 196.63 feet of Lot 5 and the south 50 feet of Lot 6, Block 5, Hudson Gardens. In /j On October 16, 1962, the Commissioner of Finance reported the petition sufficient with the owners of 6 of a possible 9 (66 2/3%) tracts of ,L / land within the prescribed 100 foot radius having signed the petition. The property is presently developed in part with a two - family residence. If rezoned, it is proposed to integrate the subject property with the adjoining property located at the northeast corner of White Bear Avenue and Old Hudson Road, which is classified in a commercial district and has been since 1922, for the purpose of developing same with a filling station. The subject property is an irregularly shaped tract of land having a frontage of 50 feet on White Bear Avenue, approximately 200 feet on Old Hudson Road, and an area of approximately 32,832 square feet. Combining this tract with the commercially zoned property ad- joining results in an area of approximately 43,300 square feet. Directly north and adjoining and fronting on White Bear Avenue is a recently constructed single - family residence, farther north are recen- tly constructed single - family residences and one under construction; directly east and adjoining is a single - family residence which fronts on Old Hudson Road; south and across Old Hudson Road is the Lakes 6 Pines Motel; directly west and across White Bear Avenue is vacant land part of which is zoned commercial; northwest and across White Bear Avenue are recently constructed single - family residences which front on White Bear Avenue; diagonally across the intersection of Old Hudson Road and White Bear Avenue is a nursery sales lot and a single - family residence. The Board of Zoning considered this matter at their regular meeting on November 15, 1962, and it is the opinion of the Board that this proposed rezoning would be an extension of the existing commercially zoned pro- perty at the corner.
