Dear Madam:
This is in the matter of the appeal of George L. Fischer to establish
,a 16 foot building line from King Street for property located on the
south side of King Street between Humboldt and Gorman Avenues and
described as Lot 8, Rudolph's Addition. The property is zoned "B"
residence.
The site is vacant and varies approximately 25 feet in elevation. It
is proposed to develop it with a single- family residence with a 16 foot
'building line. The lot has a frontage on King Street of 40 feet and ex-
tends to a depth of 125 feet, resulting in an area of 5,000 square feet.
The surrounding area uses are entirely single - family residences.
Field investigation discloses that the residence immediately to the east
is set back 12 feet and that the garage on the property is built up to
the street line. The second residence to the east is set back 18 feet;
to the west across an unimproved alley is a two -car garage which is also
at the street line. In consideration of the topography of the site, it
appears that the requested relaxation is a reasonable one.
In consideration of the above factors, the Board of Zoning recommends
the granting of the appeal to establish a 16 foot building line on the
above described property.
Sincerely,
r

Members of the City Council:
I am appealing to you regarding a broken line set back for
a proposed dwelling. The location is described in the
enclosed papers.
The required set back for this property is 25 feet but due
to the terrain the owner feels, as I do, that it isn't
feasible to meet this requirement. Therefore, he is asking
for permission to set back 16 feet.
You will also notice on the enclosed papers that the only
other resident in this block is set back 11 feet 4 inches,
and he has signed a waiver which is in agreement with this
proposal. --5. X14 -40
Yours very truly,
