RESOLVED, that Joseph Luzinski be permitted to install
and operate a 12 -car private off - street parking lot in con-
junction with a proposed 12 -unit ,apartment building at the
southeast corner of Livingston and Wyoming Streets, on
Lots 1, 2, 3, Hornsby's Subdivision of lot 7, Bidwell's
Addition, in accordance with plans approved .August 16, 1962,
subject to compliance with the provisions of all ordinances
governing the operation of parking lots, ,and to the condition
that the sidewalks abutting said premises be kept clean and
free of ice and snow at all times.

The City Council requested that you prepare a resolution granting the
attached application of Joseph Luzinski for permit to install and operate
a 12 -car private off - street parking lot in conjunction with 12 -unit apart-
ment building at the southeast corner of Livingston and Wyoming, on Lots 1,
2, 3, Hornsby's Sub. of Lot 7, Bidwell's Addition, in accordance with plans
approved August 16, 1962.

Dear Madam:
This is in the matter of the application of Joseph Luzinski for a permit to
install and operate,a 12 car private off - street parking lot in conjunction
with a proposed 12 unit apartment building to be constructed on property
located at the southeast corner of Livingston Avenue and Wyoming Street and
described as Lots 1, 2, 3, Hornsby's Sub. of Lot 7, Bidwells Addition. On
August 4, 1962, the City Council rezoned the property to a "C" residence
district. -
The site has a frontage of 114.9 feet on Wyoming Street and 118.6 feet on
Livingston Avenue resulting in a total area of 12,627 square feet. The ad-
jacent and surrounding area land uses are single and two- family residences.
The proposal meets the required standards for density and building ground
coverage.
The Traffic Engineer has approved the plan which meets the standards for
this type of facility. Field investigation discloses no objection as the
site was recently rezoned for this purpose.
In consideration of the above factors, the Board of Zoning recommends the
granting of the application for a 12 car private off - street parking lot on
the above described property in accordance with plans approved August 16, 1962.
