owner of the subject tract or parcel of land classified under the Zoning
Code partly in "C" Residence District and partly in "A" Residence District,
described as follows:
That portion of the West 1/2 of the Southwest 1/4 of
Section 35, Township 29, Range 22, described as follows:
Commencing at the point of intersection of the west line
of said Section 35 with the southerly line of Hudson Road,
said Hudson Road as located across the South lA of said
Section as of August 18, 1920; thence southerly along said
section line to the northerly line of State Trunk Highway
No. 12; thence easterly along the northerly line of said
Trunk Highway No. 12 to the easterly line of said.West 1/2
of the Southwest 1/4; thence northerly along the easterly
line of said West 1/2 of the Southwest 1/4 to the Southerly
line of said Hudson Road; thence westerly along the Southerly
line of said Hudson Road to the point of beginning,except

excepting however, any portion of the above described premises
heretofore taken for public highway purposes, and subject to

This is in the matter of the application of the Biltmore M a °9a a Cte.G 11 19�

T street parking for 172 cars on property located on the south6
Old Hudson Road between White Bear Avenue and Hazel Street e edded.
The legal description is a miscellaneous one, a copy of which is
attached. A portion of this site was rezoned to "C" residence on
March 3, 1962, the balance is "A1f residence.
site, which is vacant, has a frontage on the south side of Old
Hudson Road of approximately 814 feet and extends southerly to the
right -of -way line of T.H. #12 for a depth of approximately 182 feet,
resulting in a total area of approximately 148,148 square feet. Di-
rectly west and adjoining is the Lakes & Pines Motel; south and east
adjoining is T.H. # 12 right -of -way; north and across Old Hudson Road
are three single - family residences as well as several vacant tracts of
land classified 'W' residence. Field investigation discloses no basic
objection to this proposal as it will be a proper use adjoining the
State highway. The applicant's plan indicates there will be three
driveways off Old Hudson Road to provide means of ingress and egress.
Ultimately, Old Hudson Road will become a north service road paralleling
T. H. # 12 and the Highway Department will not allow access directly
off the highway. The Traffic Engineer has approved the plan which
meets the standards for this type of facility.
In consideration of the above factors, the Board of Zoning recommends
the granting of the application for a 107 unit motel and restaurant,
and 172 car off - street parking lot on property described above in
accordance with plans approved September 26, 1963.

The property is located on the north side of Highway #12 and the south
side of Old Hudson Road between White Bear Avenue and Hazel Street
